If you’ve had your eye on a parcel in Clear Creek Tahoe, now is the time to move.
Clear Creek Tahoe unveiled The Final Collection, comprising 30 premium estate homesites on the western edge of the private residential development between Lake Tahoe and Carson City. The new parcels mark the last undeveloped sites on the picturesque 2,136-acre property.
“This is the last opportunity for buyers to get a developer lot,” says Georgia Chase, Clear Creek Tahoe’s director of sales.
Priced from the $500,000s to more than $2 million, the homesites range from just under an acre in size to nearly 5.5 acres, affording a robust sense of solitude that many seek when they escape to the mountains. Available sites include several on the golf course, as well as dramatic properties that border protected national forest land.
“These are the largest parcels we have released since the first phase,” Chase says. “You might say we saved the best for last.”
While resale homes will remain available, The Final Collection’s release comes with a sense of urgency for buyers who have a unique architectural vision for their mountain dream home.
“The whole (Clear Creek Tahoe) project was geared toward people who want to build a custom home,” Chase says. “We do have design guidelines, but they are very broad.”
To serve as the neighborhood’s centerpiece, Clear Creek Tahoe enlisted Coore & Crenshaw, a golf course architecture firm featuring former professional golfer Ben Crenshaw, to design an 18-hole course that debuted in 2009.
“The course is ranked number one in Nevada and number 33 in the nation,” Chase says.
Other amenities include the Summit Camp, a community gathering place featuring a pool, tennis courts and game rooms; the Julia Morgan-designed Twin Pines Ski & Lake House on Lake Tahoe’s South Shore; and the new 20,000-square-foot Clear Creek Clubhouse.
Chase says the development caters to multi-generational enjoyment. Most of the clientele are retirees, many from other states, who want to provide an opportunity for their family to experience all the outdoor opportunities the Tahoe region has to offer.
“Our clientele want to live in a place where their children and grandchildren will come and visit them, and that’s why they are attracted to the area,” Chase says.
Among the benefits of homeownership in Clear Creek Tahoe include its proximity to the Reno-Tahoe International Airport, quick access to shopping centers in Carson City, less snow accumulation than higher-elevation neighborhoods and—perhaps most attractive of all—Nevada’s tax-friendly landscape.
“A lot of our residents are looking for the tax advantages for Nevada residency,” Chase says. “… no state income tax, no business tax, and no inheritance tax—among some of the lowest real estate taxes of any county in Nevada.”
The approach has worked. Clear Creek Tahoe enjoyed record sales north of $47 million in 2023 and recently surpassed another record when the home at 273 Swifts Station Drive (winner of Tahoe Quarterly’s 2021 Grand Design award) sold for $11.25 million, the highest sale to date. About 185 homes in the community are either completed or under construction.
“We sold a lot of properties during the Covid years,” Chase says, “so we are ahead of schedule.”
